These figures are gross annual commission-income references, not salaries and not guaranteed results. Individual consultants may earn materially less or more, and income is rarely distributed evenly across 12 months.
A consultant could therefore complete several transactions in one month and none in another.
That is why annual figures are more meaningful than suggesting a stable monthly “salary”.
How does real estate commission work in Portugal?
Two separate amounts need to be understood:

If a seller agrees to pay an agency 5%, that does not mean the consultant personally earns 5% of the property's sale price.
The mediation company receives the agreed remuneration. The consultant is then remunerated according to the commercial model agreed with the agency.
What commission does an estate agency charge in Portugal?
There is no legally fixed estate agency commission in Portugal.
The Real Estate Mediation Agreement must establish how the mediation company is remunerated and when that remuneration becomes due.
Recent Portuguese consumer guidance confirms that the fee may be a percentage of the sale price or a predefined amount and that there is no single commission rate fixed by law.
In residential transactions, fees around 5% plus VAT are commonly encountered in the market, although actual rates vary according to the agency, property and services provided.
In mainland Portugal, the standard VAT rate is 23%.
Who normally pays the commission?
The seller normally pays the mediation fee because the seller is usually the party that contracts the agency to sell the property.
Other models are possible. For example, a buyer can separately contract a professional representation service.
The relevant question is always:

A practical example: a €500,000 sale
Suppose a property is sold for:
€500,000
and the agency's agreed mediation fee is:
5% + VAT
Step 1 — Agency mediation fee
€500,000 × 5% = €25,000
Step 2 — VAT
€25,000 × 23% = €5,750
Total invoiced to the client:
€30,750
The €5,750 VAT is not commission income available to distribute.
The relevant mediation revenue before VAT is €25,000.
What happens when another agency brings the buyer?
Cooperation between agencies is common in Portuguese real estate.
One agency may hold the property listing while another introduces the eventual buyer.
Suppose, for illustration, that the €25,000 mediation revenue is divided equally between the two sides:
€25,000 ÷ 2 = €12,500 per agency side
The exact sharing arrangement depends on the cooperation agreement. There is no statutory rule saying every shared transaction must be divided 50/50.
What could the consultant actually earn?
Now imagine that the consultant receives 50% of the €12,500 attributable to their agency side.
€12,500 × 50% = €6,250 gross consultant remuneration
If the applicable consultant percentage were 72.8%:
€12,500 × 72.8% = €9,100 gross

What if the full commission were attributable to the consultant's side?
In a simplified scenario where the entire eligible €25,000 commission revenue were attributable to the consultant's agency side, a hypothetical 50% consultant percentage would produce:
€25,000 × 50% = €12,500 gross consultant remuneration
Again, this is an illustration, not a promise of what any particular transaction would produce.
What is a commission split?
The consultant's commission percentage — often called a split — determines how relevant commission revenue is divided between the consultant and the agency.
There is no universal percentage in Portugal.
Different business models combine different percentages, costs and services.

Why a higher split does not necessarily mean higher income

It is possible, but new consultants should not assume that commission income will begin immediately.

A prudent approach can be to have sufficient savings to cover approximately three to four months of personal expenses while building the first pipeline.

A consultant who receives €5,000 gross has not necessarily earned €5,000 net.

When is the agency commission paid?
